If it has to be signed in front of a notary, it is probably on this list. Files are taken nationwide, and each appointment is arranged with a notary commissioned in the signer’s state — tell us where your signer is on the phone and we will tell you straight away whether we can arrange it.

    Printed from your download link, taken to the signer, executed in the order your instructions set out, and returned the way the file requires.

  • Deeds and recording

    Grant, quitclaim and trust transfer deeds prepared as directed, then recorded with the property’s county recorder with the correct cover sheet. Recording fees are passed through at cost.

  • Single-document and courtesy notarizations

    Affidavits, acknowledgments, jurats, POAs and one-off notarizations — including the ones where the signer cannot come to an office.

  1. The order arrives

    By phone, by text, or by email with the document link. We confirm receipt with the file number, the signer, the property and anything the instructions flag.

  2. We reach the signer

    We confirm the appointment, the address, who has to be present, and that every signer will have current photo ID in the name the documents are drawn in. Name mismatches surface here rather than at the table.

  3. Documents printed and read

    Printed to your specification — two copies unless the instructions say otherwise, legal-size where the recorder requires it. We read the package before we leave, so a missing page is our problem and not the signer’s.

    Identity verified as the law requires, signatures and initials taken in the order the instructions set, the notarial certificate completed, and the journal entry made. Our notary points out where to sign; we do not explain what the documents mean.

  5. Scan-backs and shipping

    Executed pages scanned and sent back, then the package shipped on your label and your carrier. Anything that has to be recorded goes to the property’s county recorder instead, with the fees passed through at cost.

How a package comes back clean

A rejected notarial certificate costs your file a week. These are the checks that stop it, and they happen on every file rather than on the difficult ones.

Checked before we leave the table

  • Signer identity verified against current photo ID, in the name the document is drawn in
  • Every signature, initial and date present — and no blank left in a document we have notarized
  • Notarial certificate completed in full: venue, date, act, names, seal and commission expiry
  • Recording requirements checked before the document leaves us — margins, cover sheet, legal description, return address
  • Journal entry made and retained as the law requires

When something is wrong

  • You call one number and reach the person who handled your file — not a dispatcher
  • If a signer will not sign, we stop. We do not talk anyone into a document, and we tell you what was said
  • If a document cannot be executed as drawn, the package comes back unsigned with a note of exactly why
  • A correction run on our error is not a second call-out on your invoice

A notary may only perform a notarial act in the state that commissioned them. That is why every file is matched with a properly commissioned notary where your signer is — and why you hear on the first call whether we can cover it, not after the appointment is set.

We are not attorneys.

We are not attorneys and cannot give legal advice. We prepare, notarize, and record the documents you direct us to prepare.

At the table we will

  • Identify each signer and complete the notarial certificate the document calls for
  • Point out every place a signature, initial or date is required
  • Tell the signer where the answer to a question is in the package, and refer them back to you for it
  • Return the package the way your instructions require, and flag anything that could not be executed as drawn

At the table we will not

  • Explain what a term means, or what a document commits the signer to
  • Give legal, tax or financial advice, or an opinion on the transaction
  • Complete a blank for a signer, or alter a document at the table
  • Backdate, re-date or re-issue a notarial certificate after the fact

This is not caution for its own sake: a notary who answers a question about a loan term is practicing law without a license, and the notarization is the part of your file that has to survive scrutiny.

Is there a contract or a minimum volume?

No. Work is taken and invoiced one file at a time. There is no agreement to sign before the first order and no monthly minimum after it.

Can you print the package?

Yes — from your download link, two copies unless the instructions say otherwise, and on legal-size paper where the recorder requires it. Printing is shown as its own line on the invoice rather than absorbed into a flat fee.

What happens if the signer will not sign?

We stop. We do not persuade anyone to sign a document they have questions about — that is the fastest route to a challenged signature later. We call you from the appointment, tell you what was raised, and return the package unsigned with a note.

Do you keep a journal of the notarial acts?

Yes. Notaries are required to keep a journal entry for each act, and ours are kept properly. The entry records who appeared, what was identified and what act was performed — not the contents of your documents.

Who do we call if something is wrong with a package?

The number on this page reaches the person who was at the table. If the mistake is ours, the correction run is ours too — it does not appear on your invoice as a second appointment.

Can you take an appointment outside business hours?

Appointments are scheduled around your signer, including evenings and weekends. Call rather than email when the file is time-sensitive so we can tell you what is genuinely available rather than what we hope is.

Do you handle the recording as well?

Yes — the document goes to the recorder for the property’s county with the correct cover sheet, and the fees are passed through at cost, with the receipt. The recorded copy comes back to whoever your instructions nominate.
